The scheme was granted full planning consent in 2014 but the plot has since been purchased by a developer who has built out an alternative design for resale.</image:caption>

      <image:title>Duchy house - Duchy House</image:title>
      <image:caption>The site was originally part of a large garden on the Duchy Estate in Harrogate which was sold for development. It was quite a constrained site with mature trees and privacy issues to be considered, as well as having a significant slope from the back to the road side. Adjoining development had set a precedent for modern architecture and the flat roof design reduced the impact on the apartments behind.</image:caption>

It was quite a constrained site with mature trees and privacy issues to be considered, as well as having a significant slope from the back to the road side. Adjoining development had set a precedent for modern architecture and the flat roof design reduced the impact on the apartments behind.</image:caption>
